170-home vision for the Bridge revealed

PLANS to transform the Bridge moved a step closer as the Co-op submitted its ideas for a £100m. redevelopment of Leale’s Yard.
The vision includes provision for 170 new homes, 815 parking spaces and 14,450 square metres of retail space on the Bridge site.
A separate application for Lowlands Road includes the option for 11 or seven houses and nine apartments.
Channel Islands Co-operative Society chief executive, Jim Hopley, said the development would be one of the largest undertaken in Guernsey.
‘It has taken a long time to come together, and it is still subject to consultation.’
But the Co-op and Leale’s Yard Limited, who jointly put forward the planning enquiry, said they would not start work on the larger part of the scheme until the economic situation improves.
‘At this particular time, with the credit crunch, it would be difficult,’ said Mr Hopley. ‘It would also be difficult to find tenants.’
Mr Hopley said he hoped construction could start within 18 months, but it was too early to say at this stage.

“it would be difficult to find tenants” -what??? -with all the fuss these days about young people not being able to afford properties etc etc etc and the island being over-populated etc etc it seems like a weird comment.
From my point of view I would just like somewhere “undercover” to shop which has facilities for children.

Fantastic. Need to see the detail but the concept looks great. If they can retain some of the history of the bridge area but transform it for the 21st Century I’m all for it. The bridge could be a vibrant second retail centre for Guernsey.

What difference does it make if the cost overruns? Its a private company looking to do the development not the states so the tax payer need not worry. I realise there will be profit in this for the co-op but it nice to see someone wanting to use their own cash for the benefit of all!
Its about time we started making better use of land like that site!

The markets overran because the job was riddled with States mini-committee intervention.
Anything they touch seems to go that way. The old Savoy site,without such intervention, started much later but was up and running a year or two before the market was sorted out.
Let’s hope they keep out of the Leale’s Yard site.

Surely there’s a better venue for a development such as this?
At the end of the day the Bridge is too industrial to be smartened up, and imagine how much more value could be added if there were some decent views from the apartments. Why not let the Co-op develop the old Idlerocks site? They could build a multi storey retail unit with some apartments above, and global warming wouldn’t be an issue as it would sit a few hundred feet above see level. Plus a lot more people would be interested in going up to St Martin’s rather than down to the Bridge, quite understandably really.

They managed with Dresden. I don’t view the Bridge as much of a challenge. Not sure what to do about the citizens though, that may take a little more than a tart up.

I think the bridge will benefit from this. I lived there for most of my life and find it sad that shops seem to be deserting the area.
I think The Bridge is ideally suited for the shopping development, however I agree that it is a shame the housing has to be built in such an industrial area.
