IT COULD be two years before a shovel goes in the ground at the planned Leale’s Yard development, its owner has said.

Co-operative chief executive Colin Macleod said while work was progressing on plans to build a new retail centre at the Bridge, it was too early to put an exact date on when construction work could begin.

‘We don’t want to be too gung-ho with any forecast,’ he said.

‘Realistically, we could begin work in 14 months, but it could also be 18 months or two years.’

I think that this development is going to be such a huge mistake. St Peter Port is already struggling as a retail centre and by further diluting the amount of shoppers visiting the town, it will only get worse. Guernsey’s population is only big enough to support one main bustling shopping centre. St Sampsons does need regeneration but it should be designed for the people who live there…. to make the place a desirable place to live. That means the development should be primarily residential with shops and facilities- cafe’s, bars restaurants, nurseries etc- that are needed from day to day; maybe space for some non-intrusive light industry; and all designed to be accessed easily by foot, bicycle or public transport.

But a shopping mall with a multi storey car-park expressly designed to suck in people from all over the island is an idea straight from the 1980′s and totally disregards ideas of modern urban design for the C21st. St Sampson’s will lose its smaller artisan feeling and we will be left with a white elephant.

Have to agree with Rosie, but I would like to see two or three ‘semi high rise’ apartment blocks there.. perhaps ten or twelve storeys high with the top ones (bagsy first pick) with views over the marina and on to Herm
